NAMI Delaware has been developing a continuum of permanent affordable housing since 1987 for persons who have a chronic mental illness. We believe that stable, safe and affordable housing can help you on your journey to recovery and prevent hospitalizations, homelessness and involvement in the criminal justice system.

INDEPENDENT LIVING MODEL

This housing consists of three- and four-bedroom scattered site neighborhood homes, one and two-bedroom apartment units and several 24 hour supervised group homes. With the exception of the group homes, persons living in the properties have their own private bedroom and share the common areas of the house or apartment with others. Each resident pays 30% of their adjusted gross income for rent and utility costs. Each person is responsible for keeping their own room orderly and all residents are responsible for keeping the common areas orderly.

In order to qualify for scattered site homes and apartments, an individual must have a chronic mental illness and be capable of living independently in the community with the appropriate support services. Also, NAMI Delaware must verify that the applicant’s income is in the “very low” category and a criminal background check is made. Two of the apartment buildings are dedicated for occupancy by persons who are homeless and also are mentally ill.

For those living in scattered site homes and apartments, NAMI Delaware maintains the physical structure. We are not a clinical services provider. There are several organizations in the state that provide these services to support those needing case management and clinical services. The completed application should be returned to the above address. Once the application is received, you will be interviewed by the NAMI Delaware Housing Management team and will be requested to sign authorization forms so that current income can be verified and a criminal background check can be performed. Once all these procedures have been completed and cleared your name will be placed on a waiting list for the housing in the locations in which you have expressed interest.

GROUP HOME MODEL

Residents of the supervised group homes live with six or seven other residents. These homes are licensed by the state and managed by the staff of a service provider who has a contract with the state Division of Substance Abuse and Mental Health. Admittance to a supervised group home requires the approval of the Division of Substance Abuse and Mental Health (DSAMH) and the Service Provider who manages the home. These homes are intended for residents who do not currently have the ability or skills to live more independently at the present time but who do not require the care provided in a hospital. STATE RENTAL ASSISTANCE PROGRAM (SRAP) VOUCHERS

We currently operate two small multi-unit apartment buildings in Wilmington and properties in Smyrna and Milford that accept SRAP vouchers. To inquire about vacancies in units for SRAP voucher recipients, please contact our housing team at (302) 427-0787.

TRANSITIONAL HOUSING

NAMI Delaware provides property management services for four homes that are operated by the Division of Substance Abuse and Mental Health for individuals in transitional situations such as leaving inpatient hospital settings without suitable housing at the time of hospital discharge.
